The MLS is the list of homes that all Realtors use to find a property for their buyers. Realtors in the entire Northeast Ohio area all use this same MLS, maintained as a computer database by the Realtors Association. Our listings also show up on public websites like Realtor.com, the world’s most popular real estate website, as well as ColdwellBanker.com, Remax.com, Century21.com, Howard Hanna®, Real Estate One® and many other popular websites.
How can it only be a $449 flat fee?
While the average Ohio agent does 10 transactions per year, BuySelf Realty does thousands. We help our customers with tasks sellers can’t do on their own (like listing in the MLS, finding the right paperwork for Ohio, answering questions, etc.). The seller does the other parts of the transaction with our professional guidance and support (scheduling showings, taking pictures, completing a property questionnaire, etc.) We can list properties without scheduling a meeting or visiting the property, using the telephone, email, fax, and mail. We are highly efficient, and the seller pockets the huge savings as a result–$8,072 on average.
Buyer Agents from all large real estate companies have sold our listings
Remember, almost nine out of ten buyers use a buyer agent to buy, and buyer agents use the MLS. Agents from all the large and most small real estate companies have sold BuySelf Realty listings. If the seller accepts an offer from a buyer involved with an agent, the seller will pay a 2.5% commission at closing. If the seller accepts an offer from a buyer not involved with an agent, there is no commission paid at closing. The buyer agent is motivated because they earn the same commission they would earn if they sell other MLS listed properties. So a seller either saves half or all but $449 of the traditional commission!
